  • Can I make payments online?

    Yes, this is the easiest way to pay rent and can be done through your online portal. To sign in, click here. If you have any questions, please contact us.

  • What am I responsible for as a resident?

    Responsibilities vary from residence to residence, but in general, residents are responsible for the following:

    • securing and paying for all utilities for the residence
    • lawn care
    • changing HVAC filters regularly
    • minor repairs and general maintenance including but not limited to replacing light bulbs and unclogging drains
    • changing smoke and carbon monoxide detector batteries as needed
    • complying with any applicable Homeowners Association rules
    • following the terms of your lease
    • alerting Renshaw of any maintenance that is needed immediately
    • Accommodating visits to perform maintenance
    • Notifying Renshaw of any tenancy changes, human or animal
  • How do I submit maintenance requests?

    Maintenance requests can easily be made through your online portal. Alternatively, you can call the maintenance line at (901) 203-0861. Please remember that basic upkeep is the resident's responsibility as laid out in the lease terms.

  • What do I do in an emergency?

    If the emergency is life threatening, dial 911. If it is not, please call the maintenance line at (901) 203-0861. If it is a water leak, shutting off water at the curb is an excellent way to temporarily protect your belongings and the residence until maintenance staff can arrive.

  • Do I have to be present for a service technician to perform work?

    No, all of our service technicians are licensed, bonded, and insured, and they display excellent professionalism. You will need to provide a method for the technician to enter the residence, and if you want to be present for the maintenance request that is completely fine--you will need to schedule with the vendor when they contact you to make an appointment. Please understand that if you cause unneccessary delays in a vendor's ability to perform work, you may be charged for relevant costs per your lease agreement.

  • How quickly can I expect my request to be performed?

    There are many factors that go into each maintenance request, and we can't give a definite timeline in advance. We do take pride in meeting reasonable requests promptly, and we work with qualified vendors to address issues as quickly as possible. Please understand that there are times when non-urgent issues can be delayed due to scheduling conflicts, time to order parts, etc.

  • Can I perform the work myself and send you the bill?

    No. Unauthorized repairs will not be reimbursed, and you must receive permission in writing before performing any work.

  • Can I just move out when the lease term expires?

    Leases end on the last day of the month. Per your lease agreement, notice to vacate must be received at least 30 days prior to the end of the last full month of occupancy.

  • What do I need to do when I move out?

    Please refer to your lease agreement for specific requirements on move out, but in general, the following are required:

    • give required notice to vacate
    • remove all belongings and trash from inside
    • professionally clean the residence both inside and out
    • return keys to Renshaw

    Please note that until keys and any other necessary items are returned, possession of the residence has not been transferred.

  • How do I get my security deposit back?

    Please refer to your lease regarding policies related to security deposits. You will need to provide a valid address for us to send any security deposit refund you may be entitled to.

  • Can I use my security deposit to pay my last month's rent?

    No, security deposits are held in a trust account to cover possible damages to the residence and cannot be used to pay rent.
