  • Where can I see the properties you have available?

    Here on our website under Properties>Available Properties in the navigation bar. We also have an Upcoming Properties list, so you can see what will be coming available in the next few months.

  • Do you lease Housing Choice Voucher (section 8) residences?

    We do lease some HCV (section 8) residences--see section 8 availability here. Section 8-eligible properties will also be clearly identified in the rental listings. Please note that demand for these residences is high, so we may not have many, if any, available at any given time--please check back frequently!

  • How long does the application process take?

    Normally, the application process takes between 2-3 business days. However, this can change on a case-by-case basis, especially if necessary information isn't provided to us in a timely manner.

  • What are your requirements for residents?

    Though requirements can vary from residence to residence, our general qualifications are as follows:

    • 575+ credit score
    • currently working at least six months
    • income of  three times rent
    • good rental history
    • no evictions for three years
    • bankruptcy must be discharged at least one year
  • Do you rent to first-time renters?

    We do! All of the other criteria for potential residents must be met, and other requirements such as a cosigner may be necessary. Please reach out to us to discuss your application.

  • How do I apply?

    First, you should view the property. For many of our properties, you can sign up for a self showing on rently.com or using the Rently app--otherwise, you can call or email to set up a showing with one of our agents. After that, you can start the application process here on our website through the Available Properties page.

  • Do I need renter's insurance?

    Yes, residents are required to maintain renter's insurance for both liability and personal property. If you have additional questions about renter's insurance, don't hesitate to contact us.

  • What am I responsible for as a resident?

    In general, residents are responsible for:

    • securing and paying for utilities
    • lawn maintenance
    • general upkeep and minor repairs including but not limited to light bulb replacement, HVAC filter changes, clogged drains, etc.
    • replacing smoke and carbon monoxide detector batteries as needed
    • complying with any applicable Homeowners' Association rules
    • following the terms of the lease agreement
  • What do I have to pay prior to moving in?

    Prior to moving in, you will be responsible for paying any applicable security deposits, application fees, processing fees, and first month/prorated rent by certified funds. If you have any other questions about payments prior to moving in, we would be happy to answer your questions during the application process.

  • How long is the lease term?

    We typically do not lease properties for periods shorter than 12 months. Some properties have two year lease terms, but these will be noted in the description of the property.

  • Can I have a pet?

    Pet policies differ from residence to residence. Some do not allow pets at all, and some only allow some pets (e.g. no large dogs, etc.). If pets are allowed, you will be responsible for an additional non-refundable pet deposit and additional pet rent. Contact us about the specific residence you're interested in for more information.
